HFD Group secures Pre-let at Bothwell Exchange
HFD Group (HFD), Scotland’s leading commercial property development company has fully pre-let 150,000 sq. ft. of prime Grade A office space to Morgan Stanley. This is the culmination of a comprehensive development selection process which started at the end of 2014.
Located at the gateway to Glasgow’s Central Business District, the development will provide 150,000 sq. ft. of space over the ground and 8 large open plan upper floors extending to circa 18,500sq.ft each.
This will be a resilient development which will create a new bespoke working environment at 122 Waterloo Street, part of HFD’s wider Bothwell Exchange development.
With a targeted EPC ‘A’ and BREEAM ‘Excellent’ (2014) rating this will be one of the most energy efficient and sustainable buildings delivered into the Glasgow office market.
HFD have excellent credentials for delivering best in class office developments, including the award winning G1 development in Glasgow City Centre and the UK’s first speculative Carbon Neutral offices – EcoCampus, Hamilton International Technology Park.
Stephen Lewis, HFD Property Group Managing Director said: ‘We are delighted to have secured this pre-let and we now look forward to delivering the type high quality office environment that HFD are synonymous with. The development is being built by HFD Construction and HFD’s property management division will continue to maintain and operate the building, leveraging the Group’s wider property expertise.’
Construction has already commenced on site and is due for completion by October 2017 with Morgan Stanley fitting out thereafter, including comprehensive staff amenities.
The project is being funded by a combination of HFD’s own equity and development funding from Bank of Scotland. Alan Brennan, Relationship Director for Bank of Scotland Commercial Banking’s real estate team, added: “We have worked closely with Stephen and HFD’s team for many years to support their growth ambitions and so we are pleased to be helping them bring forward this landmark development. Bothwell Exchange is an important scheme for the city that underlines its status as a location of choice for leading international corporates.”
