EcoCampus is the UK’s first speculative carbon neutral office development and is the final phase of development within Hamilton International Technology Park. EcoCampus comprises three self-contained buildings which extend to, 65,000, 75,000 and 85,000 sq. ft., providing 225,000 sq. ft. of accommodation now linked by a new 10,000 sq. ft. 'Street Atrium'. The development embodies HFD’s sustainable approach to development and secured outstanding sustainability credentials and carbon neutral status by way of a unique power purchase agreement with Blantyre Muir Wind Farm (4 miles from site).

The buildings have been completely transformed by the addition of a connecting glass atrium, and the impressive 3-storey structure known as ‘the Street’ allows students and staff to circulate freely between the buildings which form the new Lanarkshire campus. Uniting the buildings in this way delivers UWS with an exciting flexible space for socialising, performances, graduation dinners, and studying. ‘The Street’ contains a coffee shop, video wall, Campus reception, and two stage rigs complete with lighting and sound systems. Twin full 3 storey feature stairs bookend ‘the Street’ providing access to the upper floor teaching areas, with open balconies offering unique views over the busy Street below.

The carbon neutral development incorporates a variety of sustainability features such as rain water harvesting, solar panels, intelligent LED lighting & building management, electric car charging points, two new bus routes and 100 cycle spaces.  These sustainability features further facilitated HFD’s use of Lloyds Banking Group’s £1bn Green Lending initiative. The £40M funding package, was the largest ever Green Loan made by Bank of Scotland and first ever made in Scotland. Providing a margin discount of 20 basis points, available only to those delivering key sustainability pledges written into the loan agreement.

The buildings opened officially to students on the 3rd of September 2018 and in reaching that milestone UWS has established one of the UK’s ‘greenest’ university campuses.  The buildings present the University with an opportunity to create a truly 21st century learning environment with office accommodation for staff, world class teaching and student facilities including labs, sports labs, gyms, Cyber Security hub, hospital ward simulation, conference accommodation and library.

The property is let to UWS for 35 years and the investment was purchased by Aviva for its Lime Property Fund. HFD’s Property Management division continue to manage the campus on behalf of the Fund in concert with the UWS Estates Team. The partnership approach embarked on at commencement of the project has been embedded in the ethos of the teams that have worked across it and this is continuing into the operational phase.
